Kokodi is a property management platform for residential landlords in Kenya. Tenants get a structured onboarding experience. Landlords get a dashboard view of their portfolio. Rent collection happens through M-Pesa with automated reminders and payment reconciliation.
The problem
Property managers handling multiple units were doing everything manually. Tenant onboarding was a freeform conversation — no standard checklist, no defined process. Rent collection meant sending individual WhatsApp reminders to each tenant, then manually checking M-Pesa statements to see who had paid.
Landlords with several properties had no consolidated view. Checking occupancy, outstanding rent, or maintenance history meant calling someone or digging through records. Nothing was centralised.
The work was repeatable — the same steps happened every month for every tenant — but none of it was systematised. Every new unit added more manual work, not just more income.
What we built
Tenant onboarding is now a structured workflow: application, document collection, agreement generation, and activation follow a defined sequence. Each step has a status. Nothing gets missed because the process does not require someone to remember what comes next.
Rent collection is automated. Tenants receive reminders before the due date via SMS. When payment comes in through M-Pesa, it is matched to the tenant and logged automatically. Landlords see who has paid, who has not, and what is outstanding without making a single call.
The landlord dashboard gives a portfolio-level view: occupancy by property, rent collection rate, upcoming lease renewals, and outstanding maintenance requests. The same information is available whether they are managing five units or fifty.
